About the Project

Birla Alokya by Birla

Birla Alokya is a 218-home villament community by Birla, located in Whitefield, East Bangalore. The project is spread across 4 low-rise towers of basement plus ground plus 3 floors — a deliberate departure from the high-rise format common to the area — with 3 and 4 BHK homes ranging from roughly 1,445 to 3,650 sq ft. Residents have access to a clubhouse, swimming pool, indoor and outdoor gym, jogging track, amphitheater, and round-the-clock security with CCTV. Possession was handed over between May and July 2024, so the project is now ready to move into. Even at this low-rise scale, an expert pre-possession walkthrough is the most reliable way to catch finishing and services defects before you accept the keys.

Why Inspect Before Possession

The defects we routinely find in new apartments

In our pre-possession inspections at Birla Alokya, our engineers most often flag a mix of finishing and services items — chipped door frames and floor tiles, loose or poorly fitted switch plates with visible gaps, and hollow-sounding flooring. Staircases and common transition areas tend to need close attention alongside the main living spaces. Electrical faults — particularly sockets or circuits with no power supply — also come up here more often than in a purely finishing-led project, making it especially worth getting every room and circuit checked. These are all items the builder is obliged to rectify free of cost during the snagging window once they are documented properly.

Civil & Structural

Hollow & cracked tiles, uneven plaster, improper slopes, gaps in joinery and wall undulations.

Electrical

Faulty earthing, reverse polarity, loose points, non-functional switches and inadequate load testing.

Plumbing

Leaking joints, low water pressure, blocked drains, improper traps and concealed-pipe seepage.

Dampness & Moisture

Thermal-camera & moisture-meter scans reveal hidden seepage before it becomes structural damage.

FAQ

Inspecting your Birla Alokya home — answered

Why should I get a home inspection at Birla Alokya?

A new home can look perfect yet hide defects in concealed plumbing, electrical earthing, tile bonding and waterproofing. An independent inspection before possession documents every issue with photos so Birla fixes them at their cost — not yours later.

When should I schedule — before or after possession?

Ideally during your snagging window, before you sign the possession letter — that is when the builder is still obligated to rectify defects. If you have already taken handover, an inspection still helps you raise issues within the defect-liability period.

How long does it take and when do I get the report?

A typical 3 BHK takes 3–4 hours on site. You receive a detailed PDF report with photographs, severity ratings and a builder follow-up letter on the 3rd working day.

What does the 1,200-point checklist cover?

Civil and finishing, electrical, plumbing, doors and windows, kitchen and bathrooms, and a dedicated dampness scan using thermal cameras and moisture meters.

Does Nemmadi also do RWA handover audits at Birla Alokya?

Yes. We have helped 55+ apartment societies audit common areas, amenities and infrastructure before accepting handover. If your Birla Alokya RWA is approaching handover, request an RWA audit quote.
