Our inspections start at ₹11,000 for apartments up to 1,000 sq ft. Beyond that, cost scales with built-up area. Villas cost a little more, because we also inspect external surfaces, terraces, landscaping and pools. Set against the 168 defects we find in an average 2,000 sq ft apartment, it is a small figure.

Before you sign the possession documents. Anything you accept in writing becomes yours to fix, at your cost, in an occupied home. An inspection beforehand puts the snag list in front of your builder while they still have every reason to act on it.

Yes. The builder’s defect liability under RERA runs for five years from possession, so a documented, photographed report is still actionable. Rectification in an occupied home is more disruptive, which is exactly why you want the defects identified and raised promptly.

Choose Diamond if you are particular about your home. It adds RERA area measurement, a 360° 3D scan, in-depth general observations, window and door dimensions, checking of modifications, two levels of senior review, de-snag re-inspection, priority and Sunday slots, a telephonic walk-through of critical snags, 3rd and 4th visits, and a 2-day report. For most buyers the value returned runs well past ten times the fee.

In practice, yes — this has not been a problem for us. You formally introduce us to your builder as your authorised representative, by letter or email in a format we share with you, and the builder extends access and information for the inspection.

Your report is photographed, categorised and engineer-verified, which puts you on solid ground. Builders remain liable for defects for five years from possession under RERA, and RERA authorities have frequently sided with homebuyers in such disputes. We are quality auditors rather than legal advisors, so a lawyer should guide you if it escalates.

We inspect both. Resale and older properties are very much within our scope — arguably more valuable there, since you are buying a home whose history you did not witness.
