Quality Engineer – Civil
Every week, families in Bengaluru take possession of a home they have paid for over four years and cannot tell whether the floor is hollow, the balcony slopes the wrong way, or the bathroom will leak in eighteen months. You run Nemmadi's Pre-Delivery Quality Inspections (PDQI) — the independent third party who tells them, before they sign the possession letter.
What you’ll do
- Conduct on-site Pre-Delivery Quality Inspections of apartments and villas against Nemmadi's 1,200-point checklist, covering civil, finishing, waterproofing, plumbing, electrical and joinery.
- Operate inspection instruments correctly and interpret their output — thermal imaging camera, moisture meter, spirit and laser levels, plumb bob, tile-tapping rod, laser distance meter.
- Verify carpet area and flag material deviations.
- Test every fixture and system that can be tested on the day.
- Record all findings in the Nemmadi App with annotated photographs — every snag evidenced, classified by severity, and traceable.
- Produce a clear, fact-based inspection report within the committed turnaround, written so that a non-technical homebuyer and a builder's project manager both understand it.
- Walk the customer through the findings on site — explain what matters, what doesn't, and what the realistic rectification looks like, without alarming them or downplaying real defects.
- Carry out re-inspections after builder rectification and confirm closure of each open snag.
- Handle builder and site-team pushback professionally: hold your finding, cite the standard, escalate rather than argue.
- Deliver dampness inspections and support RWA HOTO audits when the project calendar requires it.
- Feed recurring defect patterns back to the team so the checklist and our snag database keep improving.
What we’re looking for
- BE or Diploma in Civil Engineering.
- 0–2 years of site experience, preferably on residential projects — finishing-stage or handover experience is a strong plus.
- Willingness to be trained on and take responsibility for expensive inspection instruments.
- Genuinely detail-oriented — this role is the difference between spotting a hollow tile and walking past it.
- Comfortable being the only Nemmadi person in the room. Composed under pressure when a customer is upset or a builder is defensive.
- Fluent in English and Kannada; Hindi is a plus.
- Own two-wheeler and valid licence; ready to travel across Bengaluru daily.
- Unimpeachable integrity. Our entire business rests on our reports being independent. Any inducement from a builder, contractor or vendor is grounds for immediate termination.
- Nice to have — prior home inspection, snagging, or third-party quality audit experience.
- Nice to have — exposure to MEP systems in residential buildings.
- Nice to have — familiarity with RERA provisions on defect liability and possession.
