What, is meant by Livable Area & Carpet Area | Livable area typically refers to the total area that can be used by the occupants, as per new definition of Carpet area by RERA (Real Estate Regulatory Authority) this calculation does not include the internal walls’ footprint. Carpet area is the area that can actually be within the four walls, including the thickness of inner walls, excluding the shafts and balconies. This does not include the thickness of the external walls. |

Why are you quoting so high, when you are only identifying the root cause | Cost is higher due to the thoroughness and depth of our inspections. Along with the fact that our experience in the field gives us an edge over others. Furthermore you may look at the above point about competitors |
Why are you quoting so high for Villa when compared to a flat | Over and above what we inspect in an apartment, in a Villa we also inspect the external area, the terrace, the swimming pool, landscape. |
High cost compared to other companies | We are a 3rd party quality audit engineering consulting firm purely into Construction Quality Management, how ever they offer the service as a loss lead for their home brokering services |
May I know the payment mode & terms | We will send you a payment link based on your service and the package. you may use UPI, direct transfer, or credit cards to make the payment.
We do not accept cash. We always charge GST at the prevailing rates |
Why do we need to pay in full before your visit the site? | We require full payment to confirm the booking and allocate resources, it is the company policy |
What if once the payment is made and your guys do not visit the site? | We have been following this policy for the past 7 years, this has never happened, and it will never happen either. Just to reassure, we are a body corporate with a registered office and answerable to many government authorities. |
Why do we need to pay for De-Snag inspection, it should be included in the packages itself right? | De-Snagging or re-inspection is a service offering where we visit your property a second time after the snags or problems identified the first time around are rectified. This is an optional service which some clients prefer to check themselves hence it is not included in the initial offering |
What is meant by Specification Check? | It involves verifying the building specifications that have been shared with you by the builder, this includes the kind of flooring, the make of fittings and fixtures, models of used fixtures etc |
Do you rectify the issues? | Home inspection services like us identify issues; fixing them is typically the homeowner’s or builder’s responsibility. |
Do you check the ‘structural‘ part? | Structural in technical parlance means the strength of parts of a load bearing member of a building i.e. beams, columns, load bearing walls etc. This task involves taking core samples which means essentially making holes in the building. This is done by a structural engineer, we do not do this. However we do identify and report if there are any structural distress symptoms for further evaluation by structural engineers. |
What is De-Snag Inspection? | De-Snagging or re-inspection is a service offering where we visit your property a second time after the snags or problems identified the first time around are rectified. |
Why is De-Snag inspection required? | De snag is done to check if the problems identified have been rectified or not |
Is De-Snag inspection included in the packages | No. It is a separate service |
What additional do we get in General Observations | Team Nemmadi checks the following in your apartment as a part of the General Observations :
we check for non-specific points such as Ceiling height, windows / doors are clean, functional weep-holes in doors and windows, etc

What is General Observation In Depth | Here in addition to the General Observations made, we also check the make of CP fittings, sanitary fittings and electrical fixtures |
How you will get Type/Make of items used | This is not a comparison, we only report the findings of what is installed at site by observation |
What, is 360 Degree Video | A video is captured of the interior area of your home using a special camera which allows us to take photos in 360 degrees. This means that you will be able to view the house on a video as though by moving your head from side to side or up and down. |
What is Builder’s Specifications check | This is a comparison of what was promised by your builder vis-a-vis what is actually at site. For eg. CP & Sanitary fittings brand, electrical fixtures’ brand, TV & Telephone point provisions etc |
Where do we get the Specifications? | n your sale agreement or the brochure of the project |
Do you want my presence in the flat on the day of inspection? | Your presence is always welcome, how ever it is not mandatory |
How can you complete the inspection if builders do not allow 3rd party auditors | when you get on the phone with us we will explain the thought process to you |
What do you mean by Report Review By senior | After our engineering team performs the audit at your apartment or villa, the team uploads their findings via our propitiatory app. This allows the report to be generated automatically. A senior at the back office, who has experience between 5 – 15 years, goes through the report to ensure that there is nothing that is amiss nor is there anything that is akin to a mistake. This means that your report is doubly checked for accuracy. |
Why does it take 3 days to give the report? | We take 3 working days after the date of inspection to share your audited and reviewed report because we want to make sure everything is covered and have not missed anything. if you want a faster delivery in case of an exigency you are welcome to pay a convenience fee of Rs 1000 and we will try and help you contingent on availability of slots |

Without Our presence also can you guys do the inspection & will we get any Video & Photos | In your absence we can definitely conduct the inspection. You will be shared a walk through video if it is within your agreed scope of services. |
How many days prior notice do you guys require? | We require at a minimum of 12 hours advance notice |
How many people will visit for inspection | The number of engineers visiting will generally be 1 engineer and 1 electrician, in case your abode is a larger property then the numbers will increase to ensure timely completion of the inspection |
How, much time it will take | Approximately 4–4½ hours for an average-sized home. |
